January month end statistics show 70 new single listings and 23 sales, resulting in a month end inventory of 161. The average time to sell was 44 days. The 12 months to date graph stats show a slight upward trend in the average selling price, although the average sale price year over year is still down about 4.5%. The average sale price of apartments, townhomes, and bare land were all up from January of last year.
